A Nothing.  In Delaware, the seller of the home pays commissions for both buyer and seller agents.  There are some rare exceptions that you should ask your agent about.

3. Q Does a buyer need to have an attorney for settlement in Delaware?

 

A Yes, the buyer must have an attorney represent them at settlement in Delaware.

 

4.  Q Do I need to be pre-approved for financing to put an offer on a house?

 

A No, however most sellers will reject your offer without a pre-approval letter or proof of funds if you have a cash offer. If you are serious about buying a home you should get started on the pre-approval process now. 
5. Q How do I put an offer on a house?

 

A. If you are already pre-approved, the next thing you need to do is contact an agent to put together a contract.  If you have not been pre-approved you need to start there.  It's a good idea to contact an agent in either case because they can help you find a mortgage lender that suits your needs.
